Saffron Square Tower – Living with a view
Saffron Square is a mixed-use urban quarter in the heart of Croydon, south of London. On less than one hectare, a diverse complex was created with 755 residential units, commercial uses, and a newly developed public square. The architectural centerpiece is a 45-storey residential tower with a height of 134 meters, which rises prominently from the cityscape. This is complemented by several lower apartment buildings with spacious roof gardens and terraces. The ground floor zones of the surrounding buildings accommodate a mix of retail, gastronomy, fitness facilities, and office spaces arranged around the central square. Saffron Square thus not only creates urgently needed living space, but also attractive urban recreational areas that combine living, working, and leisure – a modern, vibrant impetus for Croydon's development. The apartments in the tower offer impressive views over Croydon and as far as the London skyline thanks to floor-to-ceiling glazing.
At the center of the complex is a generously designed square that serves as the green heart of the quarter. Elaborately landscaped and complemented by water features, it creates a calm, safe environment for relaxing, playing, and socializing. The new public space not only enhances the residents' quality of life but also serves as a visible sign of urban transformation in Croydon. Saffron Square thus becomes a place of identity – open, inviting, and livable.

Tilt-and-slide fittings, parallel sliding fittings, and fittings for large French windows with concealed hinges were used. The system was supplemented by motor-operated parallel outward-opening windows for comfortable and efficient ventilation.
Uniform all-glass façade
The tilt-and-slide function for windows offers considerable functional and aesthetic advantages for many construction projects. The sash tilts slightly outward when opened and remains stable in any position. The exterior appearance of an all-glass façade (structural glazing) can be designed to be extremely homogeneous when using this type of window. In contrast to a conventional top-hung window, tilt-and-slide windows remain stable in any position.
The parallel sliding fitting system without tilt function is suitable for all standard window profiles – ideal for hotels, public buildings, and large projects. The sash moves parallel to the frame, torsion-free and comfortably. Ball-bearing, maintenance-free rollers ensure smooth, quiet sliding – even with large opening widths and heavy sashes.
